    In short

    What is Capital Gains Tax?

Capital Gains Tax is tax on the profit, or gain, when you sell or give away something that has increased in value, such as property that isn't your main home, shares, crypto or business assets. The first £3,000 of gains each tax year is tax-free. Above that, the rate is 18% or 24% depending on your income. Gains on UK residential property must be reported and paid within 60 days of completion.

Who needs to report Capital Gains Tax?

You usually need to report a gain if you sold or gave away any of these.

    • A second home or buy-to-let property
    • Shares or funds not held in an ISA or pension
    • Crypto assets, including swaps between coins
    • Business assets or shares in your company
    • Land or a property while living abroad
    • Personal possessions worth £6,000 or more

You must also report if your total sale proceeds were over £50,000, even if your gains are within the £3,000 allowance. Your main home is usually exempt through Private Residence Relief.

Your 60-day Capital Gains Tax deadline

For UK residential property, the return and payment are due within 60 days of completion. Enter your completion date to see your deadline.

    Capital Gains Tax FAQs

What is the Capital Gains Tax allowance?

The annual exempt amount is £3,000 for individuals. Gains up to that amount each tax year are tax-free. It can't be carried forward if you don't use it.

What are the Capital Gains Tax rates?

Gains are taxed at 18% if they fall within your basic rate band and 24% above it. Qualifying business disposals can use Business Asset Disposal Relief at 18%.

When do I have to report Capital Gains Tax on property?

For UK residential property, you must report and pay within 60 days of completion. Non-residents must report every UK property or land sale within 60 days, even if there's no tax to pay.

Do I pay Capital Gains Tax when I sell my home?

Usually not. Private Residence Relief means no tax is due if it was your only or main home throughout. Part of the gain may be taxable if you let it out or used part for business.

How much does an accountant charge for a Capital Gains Tax return?

Gains on shares, funds or crypto added to your tax return start at £100 plus VAT. A UK property return is £250 and a non-resident property return is £325, both plus VAT.

Do I pay Capital Gains Tax on crypto?

Yes. Selling, swapping or spending crypto can create a gain. We calculate gains across your wallets and exchanges using HMRC's matching rules.

What costs can I deduct from my gain?

Purchase and sale costs, such as legal fees, estate agent fees and Stamp Duty, and the cost of improvements that added value. Repairs and maintenance aren't deductible.

Do I need to report gains below the allowance?

You must report if your total proceeds from sales were over £50,000 in the tax year, even if the gains were within the allowance.

Can I reduce Capital Gains Tax by transferring to my spouse?

Transfers between spouses and civil partners are usually tax-free, so you can make use of both annual exempt amounts and lower rates. We check whether it helps before you sell.

What happens if I miss the 60-day deadline?

HMRC charges an automatic £100 penalty, with further penalties after 6 and 12 months and interest on late tax. File as soon as possible to limit them.
