Are you UK resident? The statutory residence test
Your residence status decides what the UK can tax. It's set each tax year by the statutory residence test, which looks mainly at the days you spend in the UK and your ties here. These are the automatic tests.
You're automatically non-resident if…
- You spend fewer than 16 days in the UK in the tax year
- You weren't UK resident in any of the previous three tax years and spend fewer than 46 days here
- You work full-time abroad, spend fewer than 91 days in the UK and work here for fewer than 31 days
You're automatically UK resident if…
- You spend 183 days or more in the UK in the tax year
- Your only home is in the UK for a period, and you use it for at least 30 days
- You work full-time in the UK for a period of 365 days
If neither applies, your status depends on your UK ties, such as family, accommodation and work. We'll apply the full test for you. Source: GOV.UK residence and tax.

UK property sales
Every sale of UK property or land must be reported within 60 days of completion, even if there's no gain.
Capital Gains Tax
Rates on gains from UK residential property, after the £3,000 annual exempt amount.
Filing deadline
HMRC's own online service doesn't support the residence pages, so many people file on paper by 31 October. We file online with approved software, so you have until 31 January.
Double taxation
The UK has tax treaties with many countries, so income taxed in both places can often be relieved in one of them.

Non-Resident FAQs
Do non-residents have to file a UK tax return?
You usually need to file if you have UK income that hasn't been fully taxed, such as rent from UK property, self-employment in the UK or income from a UK directorship, or if HMRC sends you a notice to file. You'll also need to report any sale of UK property. We'll confirm whether a return is needed in your case.
Are non-residents entitled to the UK Personal Allowance?
Many are. UK nationals, EEA nationals and residents of some countries with a UK tax treaty can claim the Personal Allowance of £12,570. It isn't given automatically, so it has to be claimed on your tax return.
How do I know if I'm UK resident or non-resident?
Your status is decided each tax year by the statutory residence test. You're automatically non-resident if, for example, you spend fewer than 16 days in the UK, and automatically resident if you spend 183 days or more here. Between those points, your UK ties decide it.
Do I pay UK tax on my overseas income?
If you're non-resident, the UK generally taxes only your UK income and gains. Income you earn abroad is usually taxed in the country where you live. Double taxation agreements help where the same income could be taxed in both countries.
I'm selling a UK property from abroad. What do I need to do?
You must report the sale to HMRC within 60 days of completion, even if there's no gain or you make a loss. Any Capital Gains Tax due must be paid within the same period. We work out the gain and file the return for you.
What is the Non-Resident Landlord Scheme?
If you live abroad and let UK property, your letting agent or tenant must deduct basic rate tax from your rent unless HMRC has approved you to receive it gross. We apply for approval and file the tax returns that keep it in place.
What is split year treatment?
If you leave or arrive in the UK part way through a tax year, split year treatment can divide the year into a UK part and an overseas part. It means income from your time abroad isn't taxed in the UK. We check whether you qualify.
How much does an accountant for non-residents cost?
It depends on your UK income, whether you let property or have sold one, and how complex your residence position is. We charge one fixed monthly fee, agreed before we start. You can compare packages on our non-resident pricing page.
